How ApartmentRatings data behaves#
The review count in the header is higher than the reviews actually listed #
Apartment Ratings often shows a higher review count at the top of a property page than the number of reviews it actually lists. The pagination at the bottom of the page shows the real number: pages hold 25 reviews each, so for example a page advertising 169 reviews had 6 full pages plus 11 reviews on page 7, which is 161. In another case the header said 200 but the pagination showed 191, because the “property favorite” review pinned at the top is not part of the paginated list. Zembra returns the reviews that are actually visible and accessible. If you still need the number shown in the header, it is available in rawData.displayableReviewCount.
Apartment Ratings sometimes returns zero reviews for a listing that has reviews #
Apartment Ratings sometimes returns no reviews and a total count of 0 for a property that clearly has reviews, then serves them normally again later. A naive scraper would treat that as every review being deleted. Zembra now recognizes this glitch and does not mark reviews as deleted when Apartment Ratings temporarily returns zero. If you ever see many reviews for one property flagged as deleted at the same time, pull the review job again with Get Reviews (it does not use credits) or contact support.
